I was at first a little reluctant to switch realtors, since I was satisfied with the realtor we were working with. However, looking back I have to say that I have no regrets whatsoever. Before working with Sang, we were looking at houses in the Flower Mound/Lewisville area. However, our search came up nearly empty since we couldn't find anything we liked, except for one... with some major foundation issues. We decided to expand our search, and that's when Sang stepped in and offered to show us a couple houses in the Denton area, a place which we hadn't even considered. Sang also mentioned that the area had good soil and less likelihood of foundation issues, another fact I hadn't even considered. I looked up some soil maps and as it turns out, the area does have a less clayey soil composition in some regions! We liked all the houses, especially the last one (the one we ended up buying) which seemed absolutely flawless, if just a little bit out of our price point. Due to this we had our heart set on settling for a cheaper home we'd seen that day, until by some magic Sang managed to negotiate the price down... off of what was admittedly already a decent price for the house. For some context: this house had 1 owner who clearly loved the house and knew what they were doing. It would surely receive multiple offers the next day. Not to mention it had been on the market for a day (or less than a day) and we were 100% sure we couldn't move the price. But somehow Sang did it, and we chose the house! Throughout this whole process she was never short of insights and information about the house and homebuying in general, which made me feel comfortable that I was making an informed decision. Also, she was persistent in negotiating for us after the inspection to save us money, on points we didn't even feel that strongly about! Coming out of this, it seems the realtor's role seems to be to abstract the homebuying process as much as possible so that the homebuyer can focus his/her attention on the things that matter, while also providing the necessary information and information while highlighting blindspots so that we can make actually informed decisions. Sang receives full marks from me on all fronts... I feel like I've learned so much from her without even noticing it! I'd also like to point out that Sang was really communicative during the closing process as well, often staying on the phone for an hour+ late at night to answer my questions and explain the paperwork in detail to make sure I understood. This was important to me as a first time homebuyer... by the end of it I had gotten through -- again, without really noticing -- what I had thought to be a massively complicated, intimidating process. All in all, Sang was invaluable in helping us find our home throughout this whole endeavor and was genuinely excited (dare I say, more than myself?) when we did!
